About Beachwalk Committees
This resolution is pursuant to Beachwalk Homeowners Association By-laws Article 7, Section 7.3.

- Advise the Property Manager of any issues or situations that require immediate attention.
- Advise the Board of Directors at least quarterly of the committee's efforts and issues.
- No later than 31 August each year provide the Financial Committee the committee's budget request for the upcoming fiscal year with justification.
- Recommend projects to the Board of Directors along with budget request and, if appropriate, documented cost estimates.
- The Chairperson may authorize expenditure of Beachwalk funds up to the amount approved in the fiscal year's budget. Any anticipated expenditure over the budgeted amount must be approved by the lot owners or, in case of emergency, the Board of Directors.
- The Chairperson or designated alternate shall provide a report to the Board of Directors monthly or as requested by the Board. The reports shall be included in the Board of Directors' Meeting minutes. An annual report shall be included in the Homeowners' Annual Meeting minutes.
Architectural Oversight
All requests for architectural modifications or improvements must be made in writing using the Architectural Modification Request Form and submitted to Beachwalk’s Property Manager (Network Realty-Cindy Snead). The Property Manager will forward the form and any supporting documentation and comments to the Board of Directors for Approval or Disapproval. The BOD will then advise the lot owner of the decision of the ACC (Approved or Disapproved). If the request is Approved, the lot owner may proceed with his/her request. If the request is Disapproved, the ACC and lot owner will follow the protocol as delineated in Article 13.4(c) of Declarations of Covenants and Restrictions
In general, any exterior alteration to a house and/or the landscape (front or back) requires the submission of an Architectural Modification Request Form to the ACC for Beachwalk.

Maintenance Committee
- At least annually survey the common facilities and common areas and recommend maintenance, improvements, and changes to the facilities for inclusion in the annual budget. Include justifications and estimates as appropriate.
- Coordinate with the Property Manager to get needed estimates; provide specifications when needed.
- Monitor contractors' progress and advise Property Manager when the work is completed and payment should be made.
